True Horizon Capital is a real estate investment company that focuses on acquiring multifamily assets by sourcing and evaluating opportunities where we can improve operational inefficiencies thru renovations and property management. Strategy

Step One

We take the time to research our target markets by leveraging key relationships with brokers and other partners. Our main criteria for the investment are mainly focused on population and job growth, diversity and demographics related to housing/income, supply/demand of multifamily properties, transportation, and safety.

Step Two

We use conservative underwriting to mitigate risk and achieve optimal returns by focusing undervalued assets. Team submits Letter of Intent (LOI), negotiates purchase price, and performs more detailed due diligence.

Step Three

Our team performs a complete audit of financial statements, interior and exterior inspections, and creates a targeted business plan to achieve market rent. After our due diligence and inspection, we partner with an experienced legal team to review all contracts to ensure both the company and investors are protected.

Step Four

We believe that constant communication is the key to a successful closing. To close, the team will finalize debt terms, raise capital to fund the deal, and employ a closing checklist which ensures no element is overlooked.

Step Five

Execution of the business plans begins on Day 1. Our team will communicate with the property management group about capital improvements, enhancing the tenant experience, and employing our team values.

Step Six

Once the business plan is fully executed, we will strategically evaluate our options to maximize returns for our investors. This includes exploring refinance or sales options based on the current market conditions.

Jomy George is a finance professional in a Fortune 10 company and a licensed physical therapist. He brings strategic thinking and a problem-solving mentality to all aspects of business. Jomy has a passion for analyzing deals and finding ways to add value to others. Currently, he is in a network of multifamily investors and a partner in a 100-unit deal. He resides in Dallas and has his MBA and his Doctorate in Physical Therapy.

Les Thomas

Managing Partner

Les Thomas is an Insights and Analytics finance professional for a home improvement supplier. He is detailed oriented but enjoys developing a collaborative relationship with multifamily investors and partners. Les has his MBA and has been in corporate finance for over ten years with a focus on strategic planning and reporting. Currently, he is a partner in a 100-unit deal. Les was born and raised in Dallas and is passionate about the community and finding ways to give back.

Edward Modzel

Ed has been a real estate investor since 1981 and has recently gone ‘Full Cycle’ on 2 multifamily properties by selling at the height of the market. He is currently a general partner in 4 multifamily assets consisting of 674 units. Ed is a CRE coach, hosts a multifamily investor Meetup and is a member of an elite nationwide mastermind group. While proudly serving in the US Navy for 6 years, he met his wife Pilar and they have been married over 40 years. They are parents to 3 beautiful daughters and a new grandson. Ed retired as Chief Engineer with a 10-time Emmy Award winning TV show in 2015 to dedicate more time to real estate and his family.
