Multifamily Benefits
Cash Flow
Cash Flow
Multifamily properties are in high demand and once repositioned and stabilized these assets can provide cash flow in the form of distributions.Risk-Reduction
Risk-Reduction
Investing in multifamily typically reduces your risk since the odds of a complete vacancy in a property are relatively low. Historically, foreclosure rates on multifamily properties are typically lower compared to single-family.Appreciation
Appreciation
The value of a multifamily property is determined by Net Operating Income (NOI), which is the income it produces less expenses. Proper maintenance and adding value for the tenants increases the ability to raise rent and in turn realize the market value of the property.
Stability
Stability
Multifamily investing is relatively stable versus the stock market.
Tax Deductions
Tax Deductions
The ability to deduct costs related to repairs and maintenance helps reduce the tax liability.
Financing
Financing
Debt financing is available with various government programs and the flexibility to refinance to pull out equity without tax implications.
Strategy
Step One
We take the time to research our target markets by leveraging key relationships with brokers and other partners. Our main criteria for the investment are mainly focused on population and job growth, diversity and demographics related to housing/income, supply/demand of multifamily properties, transportation, and safety.
Step Three
Our team performs a complete audit of financial statements, interior and exterior inspections, and creates a targeted business plan to achieve market rent. After our due diligence and inspection, we partner with an experienced legal team to review all contracts to ensure both the company and investors are protected.
